After years of providing builders with quality products, we discovered they wanted something else from us - more help on the job site. So, in 1996 we entered the service-side of the business and in 1999 formed a seperate subsidiary, Turnkey Construction Specialists. Since that time, we have constructed more than 400 single-family wood-framed residential homes as well as an array of multi-family complexes.

TrueHouse's TCS division offers you unmatched service and a level of convenience you never thought possible. Naturally, those instant advantages come with an important long-term benefit - cost savings. Here's how it works:

Streamlined Service:
Building a house or multi-family complex is a long series of steps that usually comes with an equally long list of suppliers and subcontractors. You need structural engineers, a concrete supplier, a lumber company, a truss company, people to do the framing . . . the list goes on and on. Now imagine having one point of contact that will take care of the supplies, scheduling and construction work for all those elements as well as provide a structural engineer - that's what TCS is all about. Our service puts an end to "passing the buck" and virtually eliminates communication errors. You even get billed with a single invoice - an invoice that you won't mind paying after experiencing our quality service.

Single Family Homes Made Simple
With a structural shell contract from TCS, once you fully prep the lot for a foundation, you can relax until it's time to finish the rough in on the house. After the lot is graded and staked ready for the foundation, we'll coordinate with your trade partners to make sure the slab prep work is finished and move in to pour the slab. TCS then schedules the deliveries of all materials and coordinates the labor and management to complete the project through exterior sheathing nail-off and inspection.

By partnering with Apex Technology, we also offer structural engineers to ensure everything meets loading criteria from start to finish. Once our part is done, we release the house back to your trade partners to finish the rough-in of the plumbing, electrical, HVAC, termite/bug treatment and smart wiring.

The average size home we manage is 3,600 square feet with a builder's retail sale price around $330,000. Yet no matter what the size of the home, you can count on us to do the same things - and do them right.

Multi-Family Complexes Are Less Complex
TCS also builds approximately two multi-complexes each year, most of which are apartment complexes with an average of 272 units. Though we don't do the slab work on these projects, we typically handle all of the structural and non-structural wood-framed components needed, including clubhouses, garages and maintenance buildings. Though on a larger scales, these jobs progress the same way as our single-family home projects . . . with very little in the way of mistakes and a lot of personalized service.

Quality Partners:
At TCS, we only partner with companies that demonstrate the high-level of quality and professionalism we do. That's why we've partnered with Apex Technology, one of the leading structural engineering firms in Florida, to handle the structural engineering portions of our jobs. Approximately 98 percent of contracts include structural engineering work; and by using Apex Technology, we can be sure that 100 percent of these builders will be satisfied at the end of the project.

We're also proud to provide you with the superior products that put TrueHouse on the map. The wall panels and trusses we manufacture within TrueHouse's, TrueWall and TrueTruss divisions. The other products we use - from lumber to joists to tie-downs - are from trusted, time-tested companies including Georgia Pacific, Trus Joist, and Simpson Strong-Tie.

Cost-Savings:
The short-run benefits are easy to see - convenience, personalized service and quality products. Yet, another long-term advantage is saving money. TCS is very competitively priced. Our goal is to give you the added convenience and quality of using one company without charging you any more than all the separate companies charge collectively. But, where you really save money is through the decrease of errors and the reduction of management overhead. Builders who use our services consistently, find that they can often eliminate a superintendent or other managers - saving up to $120,000 per year.
